Why Standardized Inspections Matter
Whether you're inspecting for a real estate transaction, a routine pump-out, or a permit application, a standardized checklist ensures nothing gets missed. It protects you from liability, gives your customer a professional deliverable, and creates a documented record of the system's condition.
Tank Inspection
Locate and expose all access points. Note the tank material (concrete, fiberglass, plastic, steel) and estimated age. Pump the tank and measure scum and sludge layers before pumping. Inspect the interior walls for cracks, corrosion, or root intrusion. Check that the inlet and outlet baffles are present and intact. Note the liquid level — a high level before pumping may indicate a drain field issue.
Distribution Box
Locate the distribution box (D-box) between the tank and drain field. Remove the cover and inspect for structural damage. Check that effluent is flowing evenly to all drain field lines. Uneven distribution means some lines are doing more work than others, leading to premature failure.
Drain Field
Walk the entire drain field area. Check for soft or soggy spots, standing water, or sewage odors. Note any unusually lush vegetation (indicates surfacing effluent). Check for encroachments — vehicles, structures, or trees that could damage the lines. Measure setback distances from wells, property lines, and water features if required.
Documentation
A professional inspection report should include the date, property address, tank size and material, pumping records, condition of all components, photos, any deficiencies found, and recommended actions.
